EICR testing for rented property

Rented homes in England must hold a satisfactory Electrical Installation Condition Report renewed at least every five years, or sooner if the previous report set a shorter interval. We carry out EICR inspections on that statutory cycle as a bookable add-on; for subscribers the due date is tracked and reminded through the portal, with the report filed against the property before the old one lapses.

When a report comes back unsatisfactory, we provide a priced schedule of the C1 and C2 remedials, complete the work, and issue the certification confirming the installation is satisfactory. One thread, no gaps in your compliance record, no second contractor to brief.

Fuseboards, rewires and the faults in between

Much of London's stock still runs on consumer units without RCD protection, and some conversions hide wiring from several different decades behind one faceplate. We replace ageing fuseboards with modern consumer units, diagnose the nuisance tripping and dead circuits that mixed-age installations produce, and carry out partial or full rewires where the insulation resistance readings leave no argument. Rewires of occupied homes are programmed room by room so the property stays liveable.

EV charger installation done by the book

We install EV car chargers at homes and managed buildings, assessing supply capacity, handling DNO notification and leaving you with a compliant, warrantied installation. For blocks, we advise on communal supply, load management and the freeholder consents involved before anyone commits to hardware.

Lighting, alarms and the jobs in between

Not every electrical job is a compliance event. We design and install lighting, convert halogen fittings to LED (which pays for itself in lamp changes alone in communal areas), add sockets where modern life needs them, and fit mains-powered interlinked smoke and heat alarm systems to current regulations. Small works are certificated just as rewires are, because the paperwork is what proves the installation safe when the property is next let, sold or inspected.

How often does a rental property need an EICR?

Can you install an EV charger if I only have on-street parking?

A dedicated home charger needs off-street parking or a managed car park. For managed buildings we can assess communal installations and the consents involved.

What happens if my EICR comes back unsatisfactory?

Why does my RCD keep tripping?

A tripping RCD is doing its job: something on the circuit is leaking current. Common culprits are moisture in outdoor fittings, failing appliances and perished insulation. We isolate the circuit at fault and test rather than resetting and hoping.

Do smoke alarms have to be mains powered in rentals?

Current regulations expect at least one smoke alarm per storey in rented homes, and mains-powered interlinked systems are the standard we install: they cannot die quietly with a flat battery, and the installation is certificated.
